Referral Bonus Program Terms and Conditions

These Terms and Conditions govern the Referral Bonus Program offered by zeas.immo, a real estate platform owned and operated by Zeas Group Sàrl (“zeas.immo”, “we”, “our”), which provides monetary rewards to individuals who refer properties that are successfully listed and either sold or rented through our agency.

These terms are supplementary to zeas.immo’s General Terms and Conditions and apply specifically to this program.

1. Eligibility

  1. The referral program is open to individuals aged 18 or older, legally residing in Luxembourg or in an EU member state.
  2. Employees, contractors, and immediate family members of Zeas Group Sàrl staff are excluded from participating.
  3. The referrer must provide accurate information about the property and its owner, and the property owner must have expressly consented to list the property with zeas.immo.

2. Referral Process

2.1 In order to qualify for a referral bonus:

  1. The referred property must be successfully listed with zeas.immo.
  2. For sales: The property must be sold through zeas.immo’s services, with the sale transaction executed before a notary and duly registered with the competent Luxembourg public authority.
  3. For rentals: The property must be rented through zeas.immo’s services, with a signed and valid rental contract in place and, where applicable, registered with the competent authority.

2.2 .If the referred property consists of multiple elements (e.g., apartment, garage, garden) that are sold or rented separately, the referral bonus applies only once for the entire property package.

3. Payment of Bonus

  1. For Sales:
    1. A referral bonus of €1,000 will be paid only after all the following conditions are met:
    2. The transaction has been executed before a notary and duly registered with the competent authorities.
    3. zeas.immo has received full payment of its commission fees from the sale.
    4. The referrer has submitted a valid payment request (invoice or equivalent, depending on their fiscal/entrepreneurial status).
    5. Payment shall be made within 10 days after all above conditions are fulfilled.

        2.For Rentals:

    1. A referral bonus equal to 10% of the first month’s rent (excluding utilities) will be paid only after all the following conditions are met:
    2. A rental contract has been signed by landlord and tenant and, where applicable, registered with the authorities.
    3. zeas.immo has received full payment of its commission fees from the rental.
    4. The referrer has submitted a valid payment request (invoice or equivalent).
    5. Payment shall be made within 30 days after all above conditions are fulfilled.

       3.All payments are made exclusively via bank transfer to the account indicated by the referrer on their payment request.

4. Tax Obligations

  1. The referrer is solely responsible for declaring and paying any taxes, social contributions, or charges applicable under the fiscal laws of their country of residence.
  2. zeas.immo does not withhold taxes on referral bonuses and will not report them on behalf of the referrer.

5. Prohibited Conduct

To prevent abuse or fraudulent activity, the following are strictly prohibited:

  1. Providing false, misleading, or incomplete information about properties or their owners.
  2. Making referrals without the explicit consent of the property owner.
  3. Attempts to manipulate, interfere with, or otherwise abuse zeas.immo’s referral program.

Any violation may result in disqualification from the program and forfeiture of referral bonus rights.

6. Data Protection

  1. Personal data collected for participation in this program will be processed in accordance with the GDPR and applicable Luxembourg data protection laws, as further detailed in our Privacy Policy.
  2. By participating in the program, referrers consent to their data being used for purposes directly related to the administration of this program.

7. Limitation of Liability

  1. zeas.immo reserves the right to reject any referral that does not meet these Terms and Conditions.
  2. Participation in the referral program does not create any employment, partnership, or agency relationship between the referrer and zeas.immo.
  3. To the maximum extent permitted by law, zeas.immo is not liable for any direct, indirect, incidental, or consequential damages arising from participation in this program.

8. Modifications and Termination

zeas.immo reserves the right to modify or terminate this Referral Bonus Program at any time, at its sole discretion. Any changes will take effect upon being published on the website. Continued participation constitutes acceptance of the modified terms.

9. Governing Law and Jurisdiction

These Terms and Conditions are governed by Luxembourg law. Any disputes arising in relation to this program shall fall under the exclusive jurisdiction of the courts of Luxembourg City.
