3a. eXp Network Listings

In addition to properties for which zeas.immo holds a direct mandate, the website displays a selection of properties listed by independent agents affiliated with the eXp Realty Luxembourg network. These properties are presented in a dedicated section clearly identified as eXp Network Listings.

For these properties:

  • The sale or rental mandate is held exclusively by the relevant eXp agent, not by zeas.immo.
  • zeas.immo acts solely as a display platform for these listings and does not represent the seller or landlord in any capacity.
  • zeas.immo does not participate in negotiations, offers, or transactions relating to these properties.
  • Any enquiry received by zeas.immo in relation to an eXp Network Listing will be redirected to the relevant mandating agent, who will manage all subsequent client interactions.
  • The professional relationship within the meaning of the Loi du 12 novembre 2004 relative à la lutte contre le blanchiment et contre le financement du terrorisme (AML/CFT) is established exclusively between the client and the mandating agent, not with zeas.immo.
  • Property data for eXp Network Listings is published on the basis of the marketing authorisation granted to the mandating agent under their mandate with the seller or landlord, in accordance with applicable GDPR obligations.

zeas.immo accepts no liability for the accuracy, completeness, or availability of eXp Network Listings. Users are advised to contact the relevant mandating agent directly for any detailed information regarding these properties.

3b. Property Cost Calculator

The property acquisition cost calculator available on zeas.immo is provided for informational and illustrative purposes only. All calculations, estimates and figures generated by the calculator are approximations based on standard Luxembourg tax rates and fee structures applicable at the time of publication. These estimates do not constitute legal, financial or notarial advice.

Actual acquisition costs, including but not limited to registration duties, transcription duties, municipal surcharges, VAT, notary fees and agency commissions, may differ from the estimates provided. Final costs are determined exclusively by the competent notary office based on the specific circumstances of each transaction. zeas.immo accepts no liability for any discrepancy between the estimated figures produced by the calculator and the actual costs invoiced at the time of the transaction. Users are strongly advised to seek independent legal and financial advice before committing to any property purchase.

3c. Accuracy of Tax and Fee Information

Tax rates, fee structures and applicable credits referenced in the calculator (including but not limited to the Bëllegen Akt tax credit, registration duty rates and VAT rates) are based on Luxembourg legislation in force at the time of the last update. These rates are subject to change by legislative or regulatory amendment without prior notice. zeas.immo does not guarantee that the rates and figures used in the calculator reflect the most current legal provisions at the time of use. The last update date is indicated on the calculator page.
