For Buyers

Buyer representation fees —
pay for results, not promises.

In the standard Luxembourg market, the agent at the table represents the seller. The buyer pays nothing — and gets nothing in return. Our buyer mandate changes that: we represent you only, with a fee structure that aligns our interests directly with yours.

Our buyer representation fee has two parts. The engagement fee is always due; the performance fee applies only if we negotiate a saving on the asking price.

Engagement fee

Due at the start of your mandate. Covers 12 months of full buyer representation — market analysis, property search including off-market, independent assessment, offer support, and administrative guidance to completion. Due regardless of outcome.
Performance fee
30% of saving excl. VAT
Due only if we successfully negotiate a saving on the asking price. Calculated on the difference between asking price and agreed purchase price. If no saving is achieved, no performance fee applies.

Seller fees —

3% of sale price excl. VAT
A single transparent commission due on completion of sale. Covers valuation, professional photography coordination, targeted multi-channel marketing, buyer qualification, viewing management, offer negotiation, and full administrative and legal guidance to notarial deed. No upfront fee. No hidden costs.

For Landlords

Renting fees —
one month's rent, split as required by law.

Our rental commission is one month's rent excluding charges, excl. VAT — the standard set by the règlement grand-ducal of 20 January 1972. Since 1 August 2024, that commission must be split equally between landlord and tenant under loi n°7642, which amended the loi modifiée du 21 septembre 2006 sur le bail à usage d'habitation. As landlord, your share is 50% of one month's rent excl. charges, excl. VAT.

The 50/50 split is mandatory for all standard residential leases. Any contractual clause charging the full commission to either party alone is null and void. The only specific provision concerns coliving arrangements, where a fixed commission of €1,500 incl. VAT applies — €750 incl. VAT per party.
